Rough carpentry — studs, joists, framing members — is estimated in board-feet per square meter of the area being framed, using what Fajardo's estimating tables call the Area Method. The board-foot factor for a given lumber size isn't fixed; it changes with the center-to-center spacing of the members, which is easy to overlook if you're used to treating "2x3 studs" as a single lookup value.
Same Lumber Size, Different Spacing, Different Factor
For 2x3 studs, the board-foot factor per square meter ranges from 6.898 at 60x60 cm spacing up to 12.284 at 30x30 cm spacing — nearly double the lumber for the tighter spacing, on the identical wall area. The pattern holds across every stud size in the table: 2x2 studs run from 4.594 bd.ft/m² (60x60) to 8.198 bd.ft/m² (30x30); 2x4 studs from 9.195 to 16.414 across the same spacing range.
Flooring and Siding Use Their Own Tables
Tongue-and-groove wood flooring and board siding aren't spacing-dependent the same way — they're driven by the board width instead. Flooring runs from 13.091 bd.ft/m² for 1x6 boards up to 14.400 bd.ft/m² for 1x3 boards — narrower boards need more linear footage (and more joints) to cover the same area, so the factor goes up as board width goes down. Siding follows the same logic: 6-inch board siding runs 17.40 bd.ft/m², while 8-inch runs 12.76 bd.ft/m², since the wider board covers more wall per linear foot.
Why This Matters for a Framing Budget
Spacing is usually a structural decision, not an estimating one — driven by span tables and load requirements the estimator doesn't control. But recognizing that a spec calling for tighter spacing (say, 30x30 instead of 60x60 for a heavier finish load) roughly doubles the framing lumber on that element means the cost impact of a spacing change is visible before the framing crew shows up, not after the lumber order comes in over budget.
Worked Example: Tightening the Spacing
A 20 m² wall framed in 2x3 studs at the wider 60x60 cm spacing needs roughly 20 × 6.898 = 137.96 board-feet of lumber. The identical 20 m² wall, framed in the same 2x3 studs but at the tighter 30x30 cm spacing, needs roughly 20 × 12.284 = 245.68 board-feet — nearly 78% more lumber for the same wall area, purely from the spacing change, with no change in stud size at all. If that spacing decision is driven by a heavier finish load the structural design requires, the board-foot jump is a real, unavoidable cost — but it's worth confirming the spacing figure on the actual structural drawings before pricing, since defaulting to a tighter spacing "to be safe" carries the same near-doubling in lumber cost as a genuine structural requirement would.
Common Mistakes
The most common mistake is quoting or estimating a framing member by size alone — "2x3 studs" — without the spacing figure attached, which is functionally an incomplete quantity the same way a concrete line item without a thickness would be. Two "2x3 stud wall" estimates can differ by close to double in actual lumber depending on spacing alone, so any board-foot number handed off without its spacing basis needs that basis confirmed before it's trusted. The second common mistake is applying the stud spacing table's logic to flooring or siding board-feet, which don't follow the same spacing-driven pattern — those are driven by board width instead, with narrower boards needing more board-feet per square meter due to the extra linear footage and joints involved, not by any center-to-center spacing decision.
